To provide market proof of green environment, this study analyzed the relationship between users' perceived benefits of green office buildings and their willing to pay in Taiwan using questionnaires. Empirical results show that most office users have a positive evaluation on green buildings and would pay more for the rents. It indicates that using substitute market data to analyze green values is an effective path, especially for areas where there are fewer transactions. In terms of improving the analysis methods, this study deals with the possible problems related to synergistic effects of green buildings and reasonably reflects the perceived value of green buildings to prevent overestimation. We suggests that property developers, landowners, landlords, and tenants can be more actively involved in the green building development or become genuine users and create a diverse and mutually beneficial environment. Simultaneously, to ensure a fair and objective demonstration of the benefits of green buildings, appraisers should regard such information as an important factor in valuations. The government will continue to play a role in the promotion of green buildings and providing information. Follow-up studies can target different green building grading systems and perform comparative analysis.

本研究分析綠建築知覺利益與願付價格的關係,提供綠色環境更多的市場證據。實證結果顯示,多數辦公室使用者對綠建築有正面的評價,並且願意支付較高的租金。此外,利用替代市場資料(使用者問卷調查)評估綠色價值是有效的途徑,特別是不動產交易量較少的地區。不同於以往文獻,本研究處理綠建築協同效應問題,避免過高估計的現象,合理反映知覺價值。建議不動產開發商、地主、房東和租戶可以更積極地參與綠建築開發或成為真正的使用者,創造多元互利的環境。同時,估價師應將綠建築認證列為重要的評價因素,以公平、客觀地呈現綠色效益;在綠建築推廣與資訊提供方面,政府仍扮演不可或缺的角色。最後,後續研究可針對不同綠建築評估系統進行比較分析。
