本文擬探討國內不動產產業從業人員所得之決定因素。本文之目的除了解影響國內不動產產業從業人員所得之因素外,更進一步探討不同不動產產業從業人員其所得之差異。其次,從業人員所學背景之不同,對其從事不動產相關工作之所得是否有所差異。此外,探討取得證照者其所得是否較高。就實證方面而言,由於所得為依變數,且多以次序尺度(ordinal scales)來衡量,故以往文獻上在估計所得時,均將各組或各層次(levels)所得取組中點為代表來處理,即將次序尺度的資料經由組中點的處理後視為連續性資料,然後再取對數做估計。如此,在迴歸分析中,將次序依變數轉為連續變數的做法將產生誤導之結果。(Winship and Mare,1984)本文為謹慎故,將採用次序機率迴歸模型(ordered probit regression model)來分析。實證結果得知,十個自變數中有七個自變數之Wald卡方值達到5%之顯著水準,其為性別、年齡、年齡平方、教育年數、服務年數、服務年數平方及仲介業七個變數;代銷業變數則達到10%顯著水準,二個自變數未達到之顯著水準,其分別為所學背景和有否證照二個自變數。

英文摘要

This paper uses human capital model to examines the factors that influence the income of real estate brokers. The model is estimated using a 2003 survey of Taiwan real estate brokerage market. We can attain the positive effect on broker income that the variables include male variable; age variable; more education; work experience; alternative real estate industry.
