The Effect of Home-Sharing on Transaction Prices and Volumes in the Taiwanese Housing Market

本研究以Airbnb為例，分析共享住宿對於台灣房屋市場之影響。利用不動產實價登錄平台房地產買賣資料以及Airbnb房源數量，估計Airbnb累計房源數量對於房屋交易價格與交易量之影響。根據實證結果顯示，Airbnb對於房屋價格與交易量均有正向且顯著之影響，推測共享住宿平台推升了房地產投資需求，而導致價格與數量均對Airbnb呈正向反應，此外供給減少將進一步推升均衡價格。在各種建物類型中，公寓與套房價格受Airbnb影響較大。

This study investigates the impact of home-sharing on the Taiwanese housing market, focusing on Airbnb. Using detailed administrative transaction level data from Actual Sales and Rental Prices (APRS) platform and Airbnb listing data, we estimate the effects of cumulative Airbnb listings on transaction prices and volumes. According to empirical results, Airbnb positively impacts both transaction prices and volumes, indicating that home-sharing platform encourages housing demand from investment purposes. The demand shifter results in the rises of both prices and quantities. Decrease in supply would further leads to higher equilibrium prices. Among various building types, apartments with no elevator and suites are more affected by Airbnb.
