近幾十年台灣房價屢創新高,而民眾所得卻沒有相對增加,導致購置房產困難。但新建的捷運建設讓交通變得更加便利,也提升了房地產的價值。本研究藉由特徵價格方法,探討2012年至2021,捷運開通對大台北捷運之環狀線、松山線以及信義線主要與次要線道房價的影響。結果顯示:(1)環狀線、松山線主線道的房價高於次線道,信義線主線道房價低於次線道房價。(2)環狀線與松山線次線道開通後房價顯著上升,主線道則無顯著差異;信義線主、次線道開通前後房價無顯著差異後(3)地下化之松山線和信義線房價均高於地上化之環狀線房價。 |
英文摘要 |
Taiwan's housing prices have hit record highs in recent decades, but the people's income has not increased relatively, making it difficult to purchase real estate. However, the newly built MRT construction has made transportation more convenient and also increased the value of real estate. This study uses the characteristic price method to explore the impact of the MRT opening on the main and secondary road of the Taipei MRT from 2012 to 2021, the sample include Circle Line, Songshan Line, and Xinyi Line. The results show that: (1) The housing price of the main road of the Circle Line and the Songshan Line is higher than that of the secondary road, and the housing price of the main road of the Xinyi Line is lower than that of the secondary road. (2) After the MRT opening, the housing prices of the Circle Line and the Songshan Line, increased significantly for the secondary road, but the main road showed no significant difference; the Xinyi line's main and secondary road were no significant difference in housing prices before and after the MRT opening. (3) The underground line (Songshan and Xinyi) housing prices are higher than the above-ground line (Circle) housing prices. |
