Choosing a safer environment may be the most important mitigation measure for tenants' facing fire and burglary risks. News reports, occurrence statistics, and safety guides about such risks were provided during a survey of rental accommodation choices among students of National Cheng Kung University, Taiwan. Conjoint analysis was used to evaluate tenants' willingness-to-pay for risk mitigation attributes. Only the news reports communication can significantly change tenants' preference for accommodation profiles. A university student who reads news reports about fire and burglary cases is willing to pay NT$ 390 (US$ 11.8, 9.75% of the rent) more rent per month to live in a safety-certified accommodation near the university in Tainan as compared to the control group. Students who are dating someone may be more vulnerable to fire and burglary risks when they reside off-campus because they were found to be less likely to choose certified or guarded accommodation profiles.

本論文運用聯合分析法評估火災及竊盜風險溝通在學生租屋選擇上的效果,透過線上問卷調查國立成功大學學生租屋選擇,發現只有提供案例新聞報導的風險溝通能顯著地增加受訪者對於租屋處安全認證屬性的重要性,提供統計資料與租屋安全宣導資料則沒有顯著差異,而閱讀案例新聞報導的學生相較於對照組(無風險溝通)的學生,願意每個月多付新臺幣388元選擇有安全認證的住宿環境。所有組別的租屋選擇特徵重要性依序均是安全認證(政府認證)、安全管理(管理員及監視設備)、格局(雅房/套房)、租金、坪數、距離學校遠近。案例新聞報導組的首要租屋特徵(安全認證)重要性顯著高於次要特徵(安全管理)重要性,但對照組則無顯著差異。在個人特徵方面,正在交往的學生對具安全認證及管理屬性之租屋選擇排序較無交往者顯著高,顯示正在交往的學生較偏好不安全租屋,可能承受較大火災及竊盜風險。
