從物業管理保潔觀點探討公寓大廈窗戶建築設計課題

建物完工之後，常發現開窗設計不盡符合居住者的擦窗行為及習慣，以致保潔工作不易，也使得保潔費用大增，無法滿足使用者的清潔方便、安全等之需求，因此建築設計者在建築規劃設計初期，有必要考慮到擦窗保潔工作問題，要以物業管理保潔觀點評估窗戶建築設計課題，從公寓大廈使用者的角度來思考，進而從窗形設計上來著手改善。本研究收集目前公寓大廈常見的窗戶設計類型，分析比較其對居住者的擦窗行為的影響，藉由模擬擦窗分析法來了解各種窗型之擦窗難易度，並選取高雄市的某一大樓進行實例探討，亦藉由模擬擦窗來分析該大樓的各種窗型之擦窗難易度，並將其結果與常見窗型清潔難易度之結果相互比對，經研究結果發現最易清潔的窗型為推拉窗及推開窗，而最難清潔的窗型則為角窗與單扇推開窗，期能作為建築設計者在設計窗戶時的參考。

After buildings finishing, the occupant often found that window design is unable to meet the habit of cleaning window, so the cleaning work is hard. It also caused to increase the window cleaning fee. These kinds of design usually cannot satisfy the user's need. Therefore, in early design phases, building designers should consider the job of cleaning window and ponder it from the viewpoint of the user, and then start up from the window design to improve. This study collected the current design type of the window of the condominium, and analyzed and compared it for the influence of the behavior of window cleaning of the occupant. This research was operated by the simulation of window cleaning to understand the difficult of cleaning window for various windows. Meanwhile, this study was to choose a condominium building in Kaohsiung City as a case study, and was operated by the simulation of window cleaning as well, to understand the difficult of cleaning window in this case study. The results show that sliding windows and casement windows are the easiest to clean, but corner windows and single-casement windows are the most difficult to clean.
