國內在談生命週期成本時經常忽略後續維護營運成本。由於更新及維護管理是在建築物工程完工階段之後,往往不被設計者甚重視。在設計初期如果能考量到維修,就可以節省很多更新週期成本。在有限的都市土地上為了容納更多人口,土地利用逐漸轉變成高層化的使用方式,因此本研究以高層鋼結構建築為研究對象。本研究的高層大樓為了達到耐震性、耐久性要求,在結構體上的柱皆使用SN490B鋼材,梁使用SM490鋼材。本研究參考日本國土交通省頒布之長期修繕計畫資料,將主要修繕項目分為七大項,維修及更新週期為100年。統整出外牆工程占維修成本比例約56%,為第一高比例。第二為空調及通風設備,約25%;其次依序為電梯設備、屋面防水、消防設備、排水設備及供水設備。本研究希望能分析建築更新週期成本,建立合理的財務計畫便於未來建築更新使用。

英文摘要

The study of life cycle costs is often overlooked ongoing maintenance operating costs. If you could take into consideration the cost of maintenance early in the design stage, you can save a lot of cost. In this study, high-rise steel building is the main study objects. In order to achieve high-rise building earthquake-resistant and durability requirements, so the research on the structure of the column are using SN490B steel, beams using SM490 steel. According to the Long-Term Renovation Plan of Japanese Ministry of Land, Infrastructure, Transport and Tourism, the renovation work is divided into seven main items. The life span of this building is setting up 100 years. External works accounted for about 56% the proportion of maintenance costs at this steel building. The second of the maintenance costs is air conditioning and ventilation equipment, about 25%. Secondly, is elevator equipment, roof waterproofing, fire equipment, water supply and drainage equipment. In this study, I hope to update cycle cost analysis, as well as to set a reasonable financial plan to facilitate the future use of the building.
