長期修繕對於建築物的生命週期扮演著極為重要的腳色,計劃性的修繕工程能夠維持建物的資產以及延長建物的使用壽命。然而,目前台灣普遍不重視建築物劣化情形,且缺少長期修繕與永續建築的觀念,因此許多建物無法維持其原有的性能及品質,最終因持續地嚴重劣化,導致建築的壽命縮短。為了提升及維持台灣現今公營住宅的品質,首要課題為如何使住宅之區分所有權人清楚了解30年內建築物可能發生之劣化情形。因此本研究以大龍峒公營住宅作為研究對象,依照現況調查之劣化項目、年份、狀態,制定一套適用於台灣的長期修繕週期年表,且可供住宅管委會具體參考以利執行有效率的營運成本管理,同時延續建築生命週期與其原有的價值。

英文摘要

Long‐term repair plays an extremely important role in the building life cycle. The well‐planned repair tasks can extend the life cycle and maintain the assets of the building. However, the importance of long‐term repair and the concept of sustainable building is not widely known in Taiwan, and the deterioration without repair may reduce the life cycle of a building, decrease the living quality and may also cause the huge maintenance costing. To improve this situation, the first topic is to make residential area owners clearly understand the possible deterioration of building within 30 years, then set the long‐term repair plan. Therefore, this study uses Da long‐Don public housing as the research object, using the current conditions of the items to formulate a set of long‐term repair cycle chronology which is applicable to Taiwan.
